Real estate showing management software company Showing Suite Inc. has launched what it says is the first mobile app for all four parties in a transaction: listing agent, seller, buyer’s agent and buyer.

This does not mean buyers will be able to share information with sellers or listing agents directly, however, Showing Suite told Inman News. Rather, the San Diego-based company has developed different versions of the app for each party, each with varying features and sharing capabilities depending on how each party self-identifies when he or she logs in.

Listing agents will be able to see all listing showings; request feedback from showing agents; read feedback; view all listing information; call, text or email showing agents or sellers; and receive push notifications of new feedback, showing requests, confirmed showings and task reminders.

They can also automatically notify all showing agents if a property’s price has been reduced or to solicit more offers after an initial offer has been received.

Sellers will be able to see upcoming showings, approve appointments and set blocked times for showings.

They will also receive notifications when their property receives new feedback from showing agents, when their agent completes a new task, and when their agent shares a new note, among other things.

The app allows sellers to see showing statistics for their properties and compare them to those of similarly priced homes as well.

Buyer’s agents will be able to search for properties in their ZIP code that have Showing Suite’s automated appointment scheduling tool, Showing Robot, enabled and request a showing through the app. They will also be able to provide showing feedback and view showing appointment confirmations, cancellations and rescheduling notices.

Buyer’s agents will also be able to share showing “notebooks” with their buyers, which include notes, pictures, videos and favorites.

The homebuyer version of the app is “like Evernote for showings,” according to Showing Suite. Buyers can check in at every showing, automatically save the multiple listing service-provided property information, and receive price change and listing status alerts for homes they have seen.

The only contact between the buyer and the listing agent or seller occurs when the buyer requests to schedule a showing, which can then be approved or denied by the listing agent or seller, Showing Suite said.

Buyers can also create and share text, picture and video notes during real estate showings and share them with co-buyers, their agent, family and friends, or on social media networks, the company said.

“For the first time ever, an app envelops all of the four parties in a real estate transaction. Whether you’re a listing agent, home seller, buyer’s agent or homebuyers, there’s no need to juggle around multiple apps — instead, everybody just needs this one,” said Showing Suite CEO Rick Bengson in a statement.

Showing Suite’s new app is available on both the iOS and Android platforms.
