Cleveland Heights Fire Department Training
To stay current and ensure the ongoing safety of all residents and visitors, the Cleveland Heights Fire Department participates in ongoing training. This week, the CHFD trained in the removal of occupants from crashed vehicles. Training included use of the "Jaws of Life" hydraulic cutting and spreading tools. Crews practiced using saws to cut away vehicle framing. Also, large rams were used to stabilize vehicles that had flipped over in order to allow crews to safely access occupants.

New Community Reinvestment Area Program Approved to Allow City-Wide
Tax Abatement Incentives
Cleveland Heights recently announced the creation of a City-wide Community Reinvestment Area or CRA. Under the new CRA, residential properties are eligible for tax abatement incentives for both new and remodeling construction. The terms of the incentive are based on the strength of the housing market at the Census tract level using a variety of metrics identified by the City. Commercial projects are also eligible for tax abatement, provided they meet certain criteria, and subject to the terms and conditions of a development incentive agreement required to be negotiated on a case-by-case basis with the City and the Cleveland Heights-University Heights School District.

Additional information and resources regarding the new CRA program can be found at www.clevelandheights.com/TaxAbatement.

The City will host an informational meeting on the new CRA program for realtors, developers, home builders and other interested parties on November 28 from 8 am to 9:30 am at the Cleveland Heights Community Center. As space is limited, please RSVP to Brian Anderson at 216-291-2618 if you are planning to attend.

We anticipate that the City-wide CRA will provide significant help in retaining current residents, attracting new ones, and creating new jobs and economic activity, as we convey the message that the City is "open for business." This gives us a leg up over many other Northeast Ohio cities.
College Club Townhomes and Apartments
WXZ Development, Inc. is building a diverse community with their newest project, College Club, on Overlook Road in Cleveland Heights. The project consists of 13 new townhomes and 14 rental units. Ten rental units will be in the historic mansion and four units will be in the carriage house.

In 1903, WDB Alexander commissioned the Meade-Garfield architectural firm to build the mansion and carriage house overlooking Cleveland.
The College Club name comes from the organization which occupied the space since 1951.

Originally an all-women's social club formed in 1897, The College Club's purpose was to promote social, philanthropic, and literary interests of Cleveland's college-educated women.

"Our vision was to protect and reinvigorate the historic mansion and carriage house while building a collection of townhomes that are design-forward and not cookie-cutter," Jim Wymer, president and CEO, WXZ Development, Inc. "By offering a variety of design options and holding ourselves to high standards, we're really being true to the spirit of Cleveland Heights."

The project was designed by the award-winning firm Dimit Architects and broke ground in October 2018. The for-sale townhomes start at $565,000 and will qualify for a 15-year 100% tax abatement.
"We were honored when WXZ approached us to represent the project," said Geoffrey Hoffman with Howard Hanna, one of the co-listing agents. "The design respects the iconic location, and we're very excited. This type of new construction is something Cleveland Heights has been waiting for."

The development is just up the hill from Little Italy and University Circle and steps from shopping, restaurants, entertainment, work and play. Floorplans include options for first-floor master suites, balconies, roof terraces, elevators, two to four bedrooms and two-car attached garages. Luxury finishes come standard with generous allowances for personalization. The project has been well received with units already reserved. For more information on College Club visit www.collegeclubCLE.com or contact Geoffrey Hoffman at 216-333-1802.
