New Eastern Villages Swindon

New Eastern Villages (NEV) is the largest and most important urban regeneration development within the UK. Located to the East of Swindon it is positioned in the Wiltshire Countryside between the North Wessex Downs and the Cotswolds. Identified in Swindon’s strategic growth area within the adopted Swindon Borough Local Plan 2026, it will comprise 8,000 - 12,000 homes, new District Centre, 40ha of employment and associated health, retail, education and leisure facilities. The NEV is approximately 724 hectares.

Capital Land obtained outline planning permission with the finalisation of the S106 agreement in place:

212 acres / 85 Ha
up to 1,550 homes including affordable
transport infrastructure
sports hub and open space
education provision for secondary and primary schools
local centre including up to 1,000sq.m providing A1, A2, A3, A4 and A5 uses e.g. a variety of shops, cafes, hairdressers etc
public open space/green infrastructure and new formal and informal recreation spaces including country park and allotments

Great Stall West

Capital Land are progressing Great Stall West throguh the planning process to achieve outline planning:

72 acres / 29 Ha
up to 700 homes including affordable
transport infrastructure connecting the NEV to Swindon
district centre and employement hub
NEV Thames Water pumping station for the whole of the NEV
retail park and destination centre
public open space/green infrastructure
