Our wonderful dog friendly Corner Cottage offers the charm of a traditional cottage while comfortably accommodating up to 6 guests across its three bedrooms. With ample space in the lounge and dining area, everyone can unwind and enjoy the cozy atmosphere. The garden, enclosed with sturdy panel fencing, is beautifully planted with lots of colour from Spring to winter and lots of grass for our four legged friends. It provides a picturesque spot to admire the sunrise over the fields. During the summer months, guests can relax on the garden swing, perfect for enjoying sundowners.

  • From every window, guests can take in scenic views of the surrounding fields or the charming cottage garden.
  • Corner Cottage warmly welcomes up to 4 dogs at no additional cost, in line with ERC’s dog-friendly policy (we can be flexible)
  • The nearby Lessingham Star pub, just a short stroll away, extends a warm welcome to dogs, although advance booking is recommended.
  • Tranquil country walks and footpaths wind through the serene countryside.
  • Or opt for a leisurely  walk to Cart Gap beach or Happisburgh beach, both conveniently located just over a mile away or a quick 5-minute drive by car.

About the property

All about the inside:

Conservatory
Entry from the garden is through here and there is plenty of room here for boots and coats and wet dogs if needed.  A hall seat contains dog towels, shampoos, dog coats, balls, throwers and extra collars for your stay.  Spare leads hang on the hooks. From here you go straight into the….

Kitchen
A beautifully fitted and well equipped galley kitchen with Belling range cooker, integrated dishwasher and fridge and the owners have added a lovely big freestanding fridge/freezer too.  There is a washing machine, Nespresso coffee machine and plenty of cupboard space.  At the kitchen sink you can stare at lovely views across the fields and garden.  Tiled flooring. Dining room
This is between the kitchen and the lounge and has a wooden extending table seating 6 comfortably and wooden flooring.  From here you go straight through to the….

Living room
This is a beautiful room with a stunning inglenook fireplace containing the wood burning stove and with a unique hop garland draped across the mantelpiece. There are leather sofas and chairs with plenty of room for everybody. There is wooden flooring and two lovely rugs to mitigate any slips.  The TV has Sky and a DVD player. The view out of the window is into the cottage style front garden and across the fields.

Porch/Front door
The lovely cottage style front door opens into the living room via the porch. There is a book case full of books and room for boots and shoes in the porch.

Bathroom
Just off the lounge is the main bathroom with fitted bath, large walk-in shower, sink, toilet, plus Velux and frosted windows letting lots of light in.

Upstairs is via the carpeted easy stairs leading from the lounge with stair gate at the bottom.

Bedroom 1
King size wooden framed bed with plenty of built in storage space and chest of drawers. Bedside lights and lovely details. You can enjoy the views across open farmland from the wide window.

Bedroom 2
King size wooden framed bed with chest of drawers and wall hanging space. Beside lights and decorative pictures. Lovely views across the fields.

Bedroom 3
Double wooden framed bed and hanging and drawer space in wardrobe/drawer unit. Lots of pretty details and bedside lights. Views across the fields

Walk in shower cubicle, sink and toilet.

All about the outside:

When you arrive
Parking for up to 3 cars is off road at the back of the house. Entrance is through a high gate at the end of the garden and beside the shed.  All the firewood and BBQ are kept here under cover.  Go through another gate into the main part of the garden. The back garden is lawn and a paved path through the middle to the house. There are some very nicely planted beds – cottage garden style – and it is all fully enclosed with a high, solid fence all round, over 4ft and topped off by robust wooden mesh to allow the great view across the fields but keep jumpers in!  Enjoy the lovely swing chair to sit and watch the sunset.

There is also an outside tap – with HOT and cold water – ideal for washing off dogs because we know you don’t want a sandy or muddy dog in the house!  And the conservatory is a very useful place for them to dry off and relax if needed.

At the front of the house, there is a delightful and small cottage style garden enclosed by a wall and with a gate onto the lane. The wall and gate here are 3ft+ .  This can only be accessed from the front door so is not part of the main garden area.

Will this property suit my dogs?

The location is very quiet so dogs are unlikely to hear any passing dogs/people and very little traffic.  The next door neighbours do have a small elderly dog but it cannot be seen.

The garden is very well surrounded by a solid fence of over 4ft, topped with a wooden mesh bringing it to 5ft.  Most of it has a bed planted in front of it so there isn’t a clear run at it.  Jumpers/sighthounds and diggers haven’t been able to get out!

Solid floors downstairs and the small conservatory on the way in (as well as the warm dog shower outside) make it very easy to deal with muddy or sandy paws – so much easier than worrying about carpets!

Please note:

  • Corner Cottage is a non smoking property.
  • Please do bear in mind the neighbours and please do not leave your dogs alone at the property if they are likely to stress or bark.
  • Bookings at this cottage are Friday – Friday and short breaks are available out of season.
  • Electric car, bike or scooter charging is NOT available at this property.
  • All major supermarkets deliver to Corner Cottage. If you would like to arrange a delivery for the day you arrive we will be happy to put it away for you.  Just let us know what time to expect it.
  • We would prefer that your dogs are not left alone in the property unless you are 100% confident that they will not get stressed.  We all get upset by stressed, barking dogs.   If they are crate trained and you would like to use a crate, please do ask us – we have all sizes to loan you for free.  We know how bulky they are to pack!

Accessibility

Parking:  is on hard standing but a walk is needed through the garden to access the property along a stepping stone path.   It is possible to stop by the side gate (next to the kitchen) and walk on hard surface to the conservatory entry.   Also to stop on the road outside the front and walk on the garden path to the front door.

Bathroom. There is a bathroom downstairs but no bedroom. The upstairs bathroom has a walk in shower.

Stairs: The stairs are carpeted and not too steep and have a hand rail for part of the way up.

Steps: There are small steps in and out of the access doors.

Bedrooms: There is one large, super king bedroom with plenty of room around the bed but the other two bedrooms have limited room around the beds.

Our third visit to Corner Cottage and as ever we have had the perfect week.  The house was clean and comfy and thanks for all the welcome presents.  Food and real ale at The Star is another reason we come here.  Horsey Gap had lots of seals, as did Waxham Beach.  Many thanks.

Thank you for a lovely stay at Corner Cottage.  It has everything you need.  This is one of the only cottages we have stayed where one of my dogs – admittedly at tad neurotic – has felt settled.  Holt is a lovely place to visit as are Wells Next The Sea and Mundesley Beach. If you can find it Pigneys Wood is worth a visit (between Edingthorpe and North Walsham)   For eating out The Star at Lessingham (a short walk away) and Watsons at Bacton (take a big appetite though!)

Our 2nd stay at one of the East Ruston Cottages and yet again we weren’t disappointed!  What an idyllic setting – so relaxing!  Loved the local walks and trip to the beaches.  The Star Inn just down the road is extremely dog friendly and a great find.  We also visited the Ship Inn at Mundesley which is great and fantastic location.  Took the train from Sheringham to Holt which was Lewis’ first train journey – again, lots of dog friendly places.  Wonderful weather – enjoyed some breakfasts on the patio.  Great cottage, thank you for the welcome pack – enjoyed by all!

Another lovely week in Corner Cottage.  Found lots of new walks through the fields as well as the traditional daily stroll along to Sea Palling.  Eaten some great food whilst we’ve been here and I am sure we are leaving a few pounds heavier.  Even the dogs had their own doggie dinners at Poppylands in Horsey!  Can’t wait to be back again in November.

Arrived on a cold evening to a wonderfully warm Corner Cottage – thank you so much.  Having said that, great to use log burner! Cottage was very clean and we had everything we needed.  Level of fixtures and fittings and furniture was great.  We love the local area and our dog walking.  Sue at East Ruston Cottages has delivered!  Thank you, thank you, thank you.  We will return.

What a lovely holiday cottage, really a home from home! As usual our favourite beach is Winterton, can’t beat it and the dogs love it. Can recommend the crab from the little fish shop in Happisburgh (Fair Maiden – fantastic fresh and smoked fish – highly recommended!) Lovely and fresh. Thank you for all the goodies too! Oooh and the beds are so comfy!

We have had a very relaxing time in Corner Cottage. Loved the location and Norfolk’s big skies. Thank you very much for the lovely treats which went down very well. Good walk from the door – down to the Star Pub. Follow the road and public footpath on the right, just opposite the houses. Good off lead walk once on the field paths. This is the third East Ruston Cottages property we have tried as I don’t think anyone else matches their ‘dog friendly’ ethos. Thank you Sue for continuing to find truly dog friendly cottages. We will be back in October!

This is our first time to this area and Barley (our cocker spaniels) first holiday, We have had a lovely relaxing week with lovely weather. The cottage is so lovely and ideally situated for exploring. We really loved the beaches at Happisburgh, Walcott, Cart Gap, Winterton and our favourite Sea Palling. Barley also loved Bacton Woods. We can highly recommend Fish and Chips at Cromer. The cottage is perfect, so very dog friendly and comfortable for all of us. I just wanted to say thank you for a wonderful stay at Corner Cottage. We thoroughly enjoyed our time there and are all in awe of the cottage. The kids loved the games that were there, the dogs loved the space they had to roam around and we (the adults) loved the huge kitchen and the spacious living room. It really was a home from home and we felt so comfortable. We made good use of the local beach and even enjoyed a BBQ one evening. As a family, we have already discussed booking up another little break next year and I have already recommended East Ruston Cottages to a lot of our friends/family. Many thanks again for everything.

What a fabulous cottage, the best we have ever stayed in! The biscuits etc left for us were delicious. Thank you for those. We will highly recommend this cottage, everything we could possibly want was here. The beds are so comfy and the quality of everything is wonderful. The dogs enjoyed the garden as much as we enjoyed the holiday. Thank you again for everything!!! We will be back.

Or – From the A149 Stalham by pass (heading towards Norwich) take the turning right signposted to Bacton/Happisburgh/Walcot (Stepping Stone Lane) At the T junction turn left. Once on this road (B1159) take the FOURTH road turning on the right, Happsiburgh Road (approx 2 miles) and keep going to the T junction. Turn right here and continue to the next T junction. Turn right again and follow the road until you reach the first road on the left which is School Common Road and the cottage is on the corner. Turn left up School Common Road to access the parking.
