Requests sought for Pascagoula Riverfront development

PASCAGOULA, Mississippi -- The Pascagoula Redevelopment Authority is soliciting proposals from developers for the city's riverfront site, an office, retail and residential development.

Jim Estabrook, chairman of the authority, said the request for proposals is a significant move toward a goal of having construction start in five months.

"We've been in the process of developing a Request for Qualifications for developers to develop the riverfront and that's just the final product," he said of Friday,s release of information.

"We will send it to developers to come back if they have interest in it and make proposals toward being the developer to do the work."

The request is also being advertised, stated Harry Schmidt, director of community and economic development.

Estabrook said there are three parts of the request.

"There's an office building part, there,s a retail part and residential part," he said.

There could be as many as three developers, he said.

"We will leave it to them to determine what their expertise is and what they want to come back to us and make a presentation," he said.

The authority is seeking proposals from firms interested in developing and managing a large-scale office building and mixed-use development along the Pascagoula River in downtown Pascagoula.

The authority seeks to redevelop 12 acres "into a vibrant riverfront area, consisting of a large office park site and mixed use development, containing residential, retail, office and dining options," states information to be provided to potential developers.

A design charette held in January Dale Partners Architects identified a concept.

"All buildings connect with covered arcade across the first floor of the buildings. Additional parking for the site can accommodated under the first floor of the buildings and open parking lots," stated the proposal request.

The proposed anchor for the development is an office building for Huntington Ingalls Industries where 600 employees would work.
