1. WELCOME & ROLL CALL
 
2. CONSENT CALENDAR  An item may be placed on the consent calendar by the Commission Secretary when an item is expected to be routinely approved without discussion or debate. The consent calendar shall be voted upon as one item. Commissioners or members of the public may request that an individual item be removed from the consent calendar, in which case the item shall be considered after the vote on the remainder of the consent calendar. Commission Members who do not wish to discuss an item on the consent calendar but who wish to vote no or to abstain, may direct the Commission Secretary to record a no vote or abstention for that item.

3. PUBLIC COMMUNICATIONS  This portion of the meeting is reserved for comment on items not on the agenda. Under the Brown Act, the Commission cannot act on items raised during public communications, but may respond briefly to statements made or questions posed, request clarification, or refer the item to staff.
 
4. PUBLIC HEARINGS  At a meeting when multiple public hearings are scheduled, the Chairperson, with the concurrence of the Commission, may re-order the items within this portion of the agenda in order to benefit the public or to provide efficient hearing of the scheduled items.
 
a. Project:  Yogaworks in Main Street Plaza Conditional Use Permit Application No. Y18-076; Address 1330 S. California Boulevard; APN 184-070-023 . Description: A proposal to occupy a vacant 6,846 square-foot unit with a yoga instructional fitness studio (Personal Improvement Services use) in Main Street Plaza, in an existing one-story commercial building within the shopping center. A Conditional Use Permit is required for a Personal Improvement Services use in the Mixed Use Commercial (MU-C) zoning district. . Description: A request for approval of a Conditional Use Permit to establish a 3,500 square-foot office use for AAA of Northern California, Nevada, and Utah within the existing Encina Grande Shopping Center.  A Conditional Use Permit is required to establish a ground floor office use within the Community Commercial Zoning District (C-C). .
