Gabby:

I prefer the term, borrowing, or, taking care of a property that would otherwise fall into ruin.

And I am enjoying it until the hot new, grumpy-as-hell owner turns up intent on chucking me out so he can flip the place to make a profit.

Persuading him to let me stay is almost as hard as the work he dolls out for the back rent he says I owe.

But damn if that construction-worker body of his isn’t hot enough to melt concrete...

Daniel:

I’ve got four weeks to flip my new place and sell it for a profit.

I don’t have time to deal with the sexy squatter intent on staying put.

But since she has nowhere else to go, I decide I’ll let her stay, so long as she earns her keep.

Then she’s out.

This wonderful RomCom is sweet and will definitely put a smile on your face. Emily James is a gifted author, I enjoy her writing style, she creates stories and characters that are realistic, easy to relate to and connect with. Her humor and witty dialogue is brilliant and had me laughing out loud. I adored both characters, Gabby and Daniel, the house Gabby was renting got sold to a developer and she was supposed to move out but not having a place to move to she decided to stay for as long as she could. She made the best of her situation and kept the place livable. But then the new developer, Dan, comes in and wants her out. Their first encounter was hilarious, turns out Dan the developer she was expecting but rather a flipper who was going to renovate and resell. It was what Dan did and he gave himself 4 weeks to complete the project, instead of kicking her out he let her stay and put her to work. I loved how everything played out in this book, from the bonking of heads to the chemistry between them and how well they wound up working together. This novella sized book packs an impressive amount of story, it is well written and has the prefect balance of drama, humor, heartfelt and emotional moments and the hot romance. Emily James, thank you for another enjoyable and entertaining story, I loved every minute of it.

🎧📚🎧 And for the fabulous narration, J Sophie Hunter-Scott and Greg Michaels did a great job bringing the characters to life, giving each their own voice and personality. They set the perfect tone for the story, captured all of the characters emotions and projected them into their performance. They handled the witty dialogue with ease and landed the humor effortlessly. They are entertaining storytellers and a pleasure to listen to. Thank you for great listen🎧

Oh lord. This lady had a way with titles. That's for sure.
But she's also amazing with the books.
After reading just one, I knew that I needed more so here I was... Eager to read another one.
Emily James has this sassy and sweet, steaming, and intense writing that will hook you up in a sec.
What The Flip is her latest release and it's the introduction to The Love in Short series. One series that you'll love.
But first, read this one, and only then dig into the entire series.
WTF explores the lives of Gabby and Mitch.
Gabby had it all until the day someone buys her house, and she needs to move. That could be like any other day until her so-called new place fell through and she was left with no place to live.
What did she do? She kept living in her first apartment and...
Mitch brought a house with the intention of renovating it to sell. But what he wasn't counting on was...
So good. So perfect. So beautiful.
It was the book I needed at the moment.
Perfect plot, well written, super engaging, and hot...
Oh boy... Was it hot...
Each chapter was even more perfect than the latest and I couldn't stop reading it.
These two are perfect and stubborn as hell.
If one says jump, the other will say how high...
It was the perfect introduction to this amazing series.

This is a fast-paced rom com novella that can be read as a standalone but also kicks off the start of the Love in Short series. It’s fast paced, funny, steamy and entertaining. It’s well written and I can’t wait to dive into the next book in this series.

Gabby has lost her place to live. It’s been sold by the owners and her plans for a new place to stay have fallen through, so she decides to squat in the house until the new owner shows up. She’s plans to leave the house looking nice and well cared so what’s the harm in her staying, there right? While she’s there she plans to save her money so she can afford to get her own place. Dan shows surprises Gabby and is surprised himself because he wasn’t expecting to find someone in the house, he’s getting ready to flip let alone a naked woman in his bathtub. He ends up letting Gabby stay in exchange for her helping out with the renovations. They fight off the attraction they have for each other but eventually give in. It’s only supposed to be a short fling but what happens when they both start having very un-fling like feelings?

This novella packs a punch with its wit and charm! I love this author’s writing style and sense of humor, as her undeniable cleverness to create comical situations paired with colorful dialogue shines again in this laugh-out-loud entertaining read. There’s a natural flow to the story, where the characters are very relatable with their actions, while their reactions and thoughts are just a hoot! I adored the chemistry between the two along with Gabby’s sass and resourcefulness, and Daniel’s stern and grumpy demeanor that softened as their working agreement blossomed into a blooming relationship. Definitely can’t wait to read on with the series, and we get a nice glimpse in the epilogue of who the next book may be about!

Listened on audio: Sophie Hunter-Scott and Greg Michaels are both new-to-me narrators and I really enjoyed how they captured the tone of the story while embracing both the witty and emotional moments. Loved the accents as well, which matched nicely with the British dialogue… though it took my ears a few chapters to adjust to Greg’s voice to understand him entirely, but it was easy enough to follow along.

I’ve really enjoyed reading this series and this one was also an easy and entertaining read, Gabby and Dan were amazing from the beginning and I loved how their relationship started evolving. Dan fixed houses to sell them after and when he goes to his hometown he finds Gabby living on his property and while at first he wanted her gone, he started knowing more about her so he decided to let her stay until she could find another rental.

While living together, Gabby and Dan started working together and getting close and that’s when their attraction started growing. They had to share a lot of time and space so Dan started seeing a new side of Gabby and really caring about her, their interactions were very enjoyable and I loved how after some time they couldn’t deny their attraction.

Their story was really nice and despite some things happening a bit fast, I loved how they were open about their feelings and how Dan knew he couldn’t let another family live in the place he and Gabby had renovated. They shared a lot of moments there and it was nice reading how everything worked out for them. Dan’s friends were great too so I can’t wait to read the rest of the series.

Emily James kills it with this super fun, sexy and very original take on the enemies-to-lovers romance trop with What the Flip. Part to her Love in Short series, Dan arrives to work on the most recent house he plans to flip to find Gabby squatting in the bungalow. Their meet-cute is absolutely adorable and sexy as he stumbles upon her having a bubble path upon his arrival to move in. Despite initial attraction, Dan tries to throw her out, then allows her to convince him to give her a few days to find a new place. In exchange, he puts her to work, assisting him on the home renovation. As Gabby works hard, she gains his respect and his initial attraction only grows. Gabby feels the same, and soon the two are entering a no-strings arrangement as they finish the work on the house.

The chemistry between Dan and Gabby nearly melted my Kindle, and the premise of the novel is such a fresh take on the enemies-to-lovers trope that you will be smiling from the first page to the last.

"It was supposed to be a quick flip, that turned into a few quick fucks, but what the flip, it turned into something real."

I picked up this book free off of Amazon just based off the cover. It didn't disappoint.

Gabby & Dan meet when Dan walks in on Gabby in the tub. She's squatting in the house he just bought to flip. The sexual tension between them is obvious from the moment they lock eyes.

Between the we can't do this because he's selling the house (Gabby) and we can't do this because she's leaving so I can sell the house once it's done (Dan).. they tried. I'll give them that.

What The Flip is a short story, 100 pages, so a slow burn is not going to happen. If you don't like quick, insta love then you won't like this book.

Emily James is a new to me author that I will be looking into after finishing What The Flip and I will definitely be continuing on with this series.

I absolutely loved reading this book, it’s upbeat and happy and what can’t you like about this book. Gabby has been renting the property until it’s been sold to a new owner, she hasn’t been able to find anywhere else to move to so she decides to squat. While she’s in the bath after work one night she stands up out of the bath to discover her new landlord, he is standing in the doorway looking at her. Dan moves into his house thinking that he has the house to himself so he can start renovations so he can sell the house to a family that deserves it. They decide to work things out and eventually they discover that they are both in love with each other and they don’t want to move on. They start a relationship and you would hope that they would live happily ever after.

This was another great read in the series! Gabby is found squatting in a house that Dan bought and is going to flip. Hilarity ensues as these two live together and work together to get the project done. Can either of them fight the growing attraction that they are feeling for each other, and would they even want to if they could? I loved these two together and thought that they were so adorable! So many sweet and sexy times. Especially loved the garden swing idea. Even though this is part of the series you can read it as a stand alone and not be lost. But you should read the rest of the series because they are so good!

This was a quick read enemies to lovers romantic comedy.

Gabby borrows an old house after her rental falls through. Dan Evans the new owner shows up to start work on the house so he can flip it. He only has one month to get the work done. He lets Gabby stay but puts her to work helping him. They continue to work together as their relationship progresses. When a local realtor asks to list the house Gabby thinks it is Dan's subtle way of asking her to move out. He clears up the misunderstanding and they get their HEA.

I received an ARC from the author thru Booksprout and am voluntarily leaving my review. This was a funny romance that was sweet and sexy also. Gabby thinks that she found an answer to her rental problem. She ends up with another large problem named Dan. He had bought the house she is squatting in and plans to flip it. He is on a timeline and makes a deal with her. Their attraction is there thru it all even when they fight it. The characters made the story for me in this book. They were perfect for each other, they just had to figure that out for themselves.

Dan is shocked when he finds Gabby, naked & squatting, in his recently purchased home. Gabby has no place to go since her next rental fell through and convinces Dan to let her help him renovate his house. But being in such close quarters all the time as they live in the house while they renovate it has their relationship heating up fast as Dan & Gabby can’t keep their hands off each other. With the reno nearing completion & Gabby’s temporary living arrangement there coming to an end, Dan will have to lay it all on the line to convince Gabby to stay with him long term as they build their HEA.

For a novella, this one actually felt like a complete story. It was a quick, fun rom com. It was a stand alone novella, though the end of this audiobook introduces more characters and leads into the next book of the series.

The narration was unique in that the language was very, very informal. I was able to understand it, but it definitely wasn't proper English. This is the only audiobook I've heard with these particular accents. It felt more like an audio play than an audio book. I would listen to more of the series.

I wanted more

I know when I pick up a novella that instalove or lust is almoat guaranteed and I'm okay with that. I'm not okay with two weak main characters who seem to have no actual sense in their brains and are like a light switch, on and off. It took me forever to get to 55%, and it dragged. I couldn't even tell you the plot of the story.

Also, the ending... what was that? He's just going to tell someone he doesn't like that the girl he has been sleeping with is a squatter and she forgives him immediately? Is that a bad joke?

Finding a squatter is his home in the buff priceless, will things ever be the same. I thought this book was well written and the characters were challenging with each other in not only making a beautiful home, but also in discovering what they want as well. Pleasantly surprised in the humor and surviving a renovation while living in the house with your partner. Looking forward to reading more by this author.

This story is funny, entertaining, steamy, quick read. It will keep you entertaining all the way through. Loved this two together, they fit well and had amazing chemistry. Will Gabby be able to convivence her new sexy, grumpy landlord to let her stay after the building she is living is sold to him? They are drawn to one another and you enjoy reading about their journey to their happily ever after. A great read.

This is an interesting story-line. I like the authors premise and how the plot shaped. Very interesting and thought provoking. Basically you have a squatter that is happened on by the new owner who has come in to renovate the house to flip. He happens upon in a rather compromising position which doesn't help the embers ignite faster. I like the characters in this sexy, cute and entertaining story.

This is a new author to me and it's a great story and characters. The story includes a lot of heat and humor. It's a very quick read and leads off into the next book well. I definitely want to read the next one and hope to see some reappearance from this couple.

This is a story that I enjoyed reading, it was well developed with characters with a great chemistry and a story that was well developed. I loved watching Daniel and Gabby together they were amazing and I can't wait to read more.

Gabby and Dan are spectacular! Their story took off like a rocket and had me eagerly turning to the next page. When a book has me snort giggling within the first few pages, delivers a passion hot enough to melt the polar caps, and enhances who they are, I know I have a winner in my hands. Emily James is an author to add to your favorites list.

What The Flip was a good story, the plot and characters were strong, the story was written well. Emily James did a good job on the book.
Daniel and Gabby may have had their ups and downs but they were drawn to each other, their attraction was strong and the chemistry was sexy between them, they were good together.
I enjoyed this story. Thanks, Emily James. Good work :)

I found my self laughing often at the crazy construction one liners in this book.
Very good down to earth (with Heat) romance about a girl struggling to find her true place and the man that finds her in his bathtub.
Standalone with no cliffhangers, but the epilogue is a quick look into the next book in the series.
I listened to this on Audible.

Gabby and Dan are so cute and the compliment each other so well. The little small town seems nice and friendly. Gabby needs stability and family and I love the way she grows and changes and takes care of herself.

Dnf à 10 %. Normalement je n'aime pas abandonner un livre mais je CAPTE RIEN À L'ACCENT et je dois me concentrer très fort pour avoir le sens de la phrase. Peut-être que je vais me le faire en ebook un jour, en attendant, la vie est trop courte pour me faire une embolie cérébrale à tenter de décoder

This was actually a fun story where Dan finds Gabby in the house he plans to flip. Her not having anywhere else to go, he lets her stay so she can also help. The attraction is practically immediate and it was fun seeing them fight it off and then no longer resist.

really enjoyed!

I enjoyed Dan and Gabby’s book. I loved the concept of flipping houses together and how they seemed to fit in with one another so well. I liked the supporting characters. I thought this was written really well!

Holy cow this is crazy funny smoking hot full some wicked hot sexual tension!!! I literally was laughing one second and fanning my self the next. Im sure I just found a new favorite author!!!!
