NETIX AND NOVUS PARTNERS MAKE A COMPELLING CASE OPTIMIZE ENERGY USAGE, EFFICIENCIES, AND OCCUPANT EXPERIENCES WHILE REDUCING OPEX BY 50%

A

few years ago, a reputable study argued that 70-85% of building operating and maintenance costs can be controlled/ influenced during the design stages. Although many developers took stock of it, they did not press further, not for the lack of initiative but the unavailability of mass-market tools and technologies. Fast forward to a few years and PropTech (a portmanteau of property and technology)

is a billion-dollar industry, with a long value chain of innovators, OEMs, service providers, etc. Technology in real estate is so dynamic that today’s innovation is becoming tomo This is particularly true in future-ready, efficiencydriven economies like the UAE, which have amassed quite a reputation for smart buildings. Thanks to the high uptake of PropTech in recent years, there is a sizable stock of new, state-of-the-art buildings. However, the tech adoption has also come at the WWW.CBNME.COM

expense of relatively older buildings, which continue to grapple with legacy systems and traditional practices. This precedes a scenario where new buildings with open-protocol systems will continue to adapt to evolving circumstances while older ones, with proprietary lock-ins, will fall behind the times. So, what are leading developers doing to future-proof their existing building portfolios? “Smart retrofitting,” said Dustine Stanley, Global CTO, Netix Konnect AI/ML Platform, a leading Smart Building Management Solutions Provider. “While it is true that early-stage interventions can have a life-cycle bearing on a building’s efficiency, operating costs, equipment longevity, and returns, there is also scope for later-stage retrofitting that can bridge the gaps and optimize a range of functions, even in old stock”.

The right to repair: Road to brownfield revolution Stanley’s confidence stems from Netix’s revolutionary “Android Approach” — an open-protocol framework similar to the Android OS, which is opensource, easy to operate on, and more accommodative to new additions. This approach empowers breaking away from restrictive, proprietary, vendordependent protocols and embracing open protocol through increased IoT and AI applications. “With Netix Konnect, for example, we give building owners/operators the right to choose between upgrading the BMS with a better open-protocol architecture, or refurbishing the existing BMS and only repairing/replacing the faulty peripherals, without dumping the high-ticket item or facing vendor resistance,” explained Stanley. A web and mobile app-enabled IoT platform, Netix Konnect replace scattered, labour-intensive operations and maintenance with a Centralized Command Control Centre, regardless of vendor lock-ins and protocols. This is consequential because old buildings often grapple with legacy, multi-vendor systems that are inflexible, heavy on CapEx and OpEx, and require highly skilled labour, but offer minimal returns. Due to lock-ins, owners/operators

rely on OEM intervention for even simple troubleshooting activity on the equipment. Most often, the solutions that OEMs offer are expensive upgrades and fixes, requiring owners to spend more money on traditional, proprietary BMS. Innovators like Netix argue that proprietary protocols in buildings pose the greatest hindrance to achieving “smart outcomes” like data-driven operations, centralized control, optimal energy usage, auto fault detection and diagnosis, end-user customisable alerts, etc. “Buildings’ right to repair has been undermined due to proprietary protocols. With our Novus Partner Program, we are mobilizing service providers across the region to kick-off a brownfield revolution, wherein scores of old buildings will be brought under the hyper-efficiency and sustainability fold,” Stanley explained. As per Netix’s other case studies, condition-based maintenance and automated operations can reduce the need for skilled labour by 50%. This is to say, if 30 skilled staff are required to maintain a traditional, legacy system in 25 properties or communities, the Netix-ODS Global synergy can bring the requirement down to five to ten staff. In addition, the Netix Konnect platform is capable of analysing information and providing predictive notifications to avoid breakdowns by up to 80%, thereby increasing asset lifespan — which is a non-tangible benefit that adds up to more cost savings. Thanks to such quantifiable and non-quantifiable outcomes, Netix boasts a client portfolio that speaks for itself.

echanical, electrical, and plumbing – MEP systems are key in creating livable conditions for occupants in buildings. MEP engineering takes into consideration several characteristics of building design. MEP systems are metaphorically the central nervous system of the building and are responsible for adding the human comfort features in a building. MEP engineers assist in cost management, construction administration, documentation, maintenance, building operation, and renovation. MEP services involve but are not limited to heating, ventilation and air-conditioning, electric grids, plumbing, and water supply. MEP engineers are not only responsible for MEP designs, but they need to create designs that meet all the building codes required by local governments. Design assessments and outcomes have an influence in all stages of a building’s life cycle from the start, which is the construction period, to the lifetime, which is operation and maintenance, and the end of lifecycle either for renovations or demolition. Designing has a significant impact on ownership costs which can be substantially reduced with active and smart decisions right at the design phase while creating better living conditions for a property’s occupants. HVAC systems are a core quality of a building and is one the most important aspects noticed by new occupants. Therefore, it is imperative for modern buildings to have a consulting engineer from the MEP field who can provide practical advice, solutions, and design to install well-suited HVAC systems. These engineers are stationed at the site and are responsible for identifying and ensuring that the HVAC systems are designed to work safely and efficiently while meeting sustainability standards. Furthermore, the quality of the HVAC systems affects the indoor environment, which, in turn, has a considerable effect on the comfort, health, and productivity of its occupants. While looking at the role of MEP engineers in identifying scalable HVAC systems, it is also imperative to look at energy conservation and efficiency as cooling, plumbing, and other electrical systems use a lot of energy, thereby increasing overall building costs. Plumbing fixtures such as irrigation water systems, sewers, drinking water, and wastewater systems are all part of MEP. In addition, fire suppression and natural gas are also incorporated in plumbing design decisions in a building. For maximum efficiency, all systems must effectively work together. Specifically for water conservation, both plumbing and mechanical system designs must be synced to lower the building’s water consumption, thus reducing the water bill. To aid water conservation, MEP engineering consultants can develop strategies, like low-flow fixtures, insulated piping, and using alternative water sources. With the involvement of an MEP engineer, decisions such as incorporating designs and products that support the efficient operation of plumbing and implementing water conservation strategies and techniques to improve costeffectiveness can be made. Now viewing lighting systems, indoor lighting significantly impacts the total energy consumption. An MEP engineer can design lighting systems and automation techniques to reduce lighting-related energy loss. Technologies that include natural daylight conservation strategies in addition to smart light sensors to create an indoor environment

operating with maximum efficiency can be used to improve the impact of lighting systems in a building. Furthermore, MEP engineers can use the building positioning and the natural climate to significantly and positively impact the lighting capabilities of a building. MEP engineers are not only tasked with developing and implementing a good MEP design, but they must also design in a way that simplifies construction, has ease of maintenance, is efficient, safe, and supports that overall health and wellbeing of the occupants of a unit. MEP engineers play a major, role in designing buildings. Every MEP engineer is tasked with multiple sites and projects that they need to meet all building standards, including safety and sustainability. One of the major aspects of a successful career in MEP is to be collaborative, as only through collaboration with various departments can the engineers perform their tasks. Teamwork, excellent communication skills, attention to detail, technical knowledge, continuous educational upgrade, and reskilling are attributes of MEP and anyone in the engineering field. Being those involved in the core of a building design, MEP engineers are key in creating impactful buildings and living spaces.

Can you tell us about the considerable growth that Danube Properties has had over the last few years in terms of employees, projects, revenue, company expansion? Danube Properties has grown from a single project property developer in 2014 to a 16-project developer with a portfolio value exceeding Dh5.3 billion and 8,002 residential units, of which 11 projects have been delivered to clients so far. We launched Danube Properties in 2014 with Dreamz, a cluster of 171 townhouses, with a development value of Dh500 million. The project was sold out at launch. We have so far delivered 4,556 units with a combined sales value of Dh3.63 billion – nearly two-thirds of the entire portfolio value. In terms of project launch-to-delivery ratio, we are one of the top developers who have been consistently delivering promises of affordable luxury, year after year. Can you tell us about the latest projects completed by Danube Properties and what are the potential future projects in the pipeline? We have just announced the launch of Pearlz, a residential project offering 1,000 residential units and several retail and recreational facilities with a development value exceeding Dh300 million. It is our 16th project. Pearlz is the first real estate project to be launched in the UAE in 2022 – and the second project by Danube Properties to be launched within five months after launching the Dh475 million Skyz project in Arjan in October 2021. All our projects come with community facilities – despite being in the affordable homes segment – and includes, retail arcade, games room, kids play area, state-of-the-art health club, outdoor gymnasium, infinity pool, lilly pool with water beds, kids pool, outdoor jacuzzi, viewing deck, paddle tennis, gazebo, outdoor seating area, water bodies, BBQ area, jacuzzi lounge, party hall with billiards room, balconies, terraces, gardens, parks, plazas and business centers in selected projects. Skyz Tower, for example, will be developed at an 67,837.39 square feet plot of land at Arjan, close to the Miracle Garden with easy access to Mohammed Bin Zayed Highway. The tower overlooks Miracle Garden, Arabian Ranches and Motor city communities. The concept was to create a new residential destination that celebrates Mediterranean living by maximizing usable outdoor space. The tower is designed to allow maximum views and light into the scheme and creates a series of ‘external gardens’ distributed around the building linked by an informal route with an outdoor pool and recreation area at various levels. Skyz Tower provides holistic amenities from among others, a Sky Jogging Track – a first in the region – is an elevated jogging track for occupants of Skyz Tower, that will help the residents to maintain a healthy lifestyle – in addition to the health club, gymnasium, and swimming pool. This reflects Danube Properties’ focus on offering the best lifestyle to the homeowners, so that they can maintain a healthy life. In several our projects, we have installed space-saving furniture, such as sofa-cum-bed and wall-mounted bed that could be folded and tucked to the wall to be used

as a living room during the day. So, the living room becomes a bedroom at night – to help small families accommodate the near and dear ones when they visit. All these projects come with unique features, as we always want to offer a greater value for our properties, so that the buyers can call it a home and tell others about these unique features. So, our projects come with different perks. There is a question of oversupply of properties here in Dubai which is leading to lower prices reducing for the final user - how has this impacted Danube or has this worked in your favor? I am not sure about an oversupply in the real estate market. If yes, we wouldn’t have sold so many units. However, I know for a fact that there is a shortage of supply in the affordable segment – where we belong. That’s why our projects sold out fast. How do you view the Dubai property market? It is a healthy and well-regulated market. Due to its attractiveness, the demand remains high. Investors have returned in big numbers following COVID-19 >>>

restrictions worldwide. So, the sector is doing well. We launched two projects in five months – due to strong investor demand. What are some of the encouraging signs you see in the market that is giving Danube Properties confidence to start more projects? The effective handling of the COVID-19 pandemic by the UAE authorities helped global investors to return to the UAE as other countries were undergoing difficulties including repeated lockdowns. This helped the UAE economy return to normalcy. Due to travel restrictions and COVID-19 travel protocols, tourism traffic took time to resume in full. Expo 2020 attracted visitors. Lots of foreign travelers who could not travel, have started to visit the UAE due to the effective handling of the crisis. However, I believe the economy will take some time to fully recover. Dubai’s economy relies on tourism, retail and trade. Once worldwide travel and tourism recovers, Dubai will get back to its feet – fully.

Real estate sector recovered very well, even exceeding expectations – due to an influx of investors who find the UAE a safe haven to live, work and carry out business. Retail, hospitality, tourism and other sectors will take time to recover. That’s why we launched two projects back-to-back. Businesses are recovering from the COVID-19 pandemic. However, certain business organisations such as ours, we are on the growth trajectory. We overcame the crisis in 2020 itself and started to grow in 2021. This year we will grow. Danube is known for its affordable rates. How does Danube balance affordable prices with quality? Homes do not have to be expensive. You can offer the best quality and maintain reasonably low prices by controlling the prices of building materials and by lowering profit margins. As the biggest supplier of building materials, we can get the best prices of building materials.

We supply our contractors’ building materials. We control the prices. This price benefits are built into our sales value. What do you envision for the future growth of Danube? We want to grow organically – taking one project at a time, sell it off, start construction and then launch the next project. We want to pace the project launch as per the market conditions and our ability. We do not want to bite more than we can chew. We are a steady player, even if it means to remain slow. But we do business ethically and steadily. What are your views of the Saudi Arabia property market and are there any future projects in the pipeline for that market? Saudi Arabia is undergoing a tremendous economic transformation with lots of mega projects under various stages of planning and development. The country needs new regulations for developers like us to enter the market. As a real estate development company, we are currently focused on Dubai only, due to a number of reasons, including a sound regulatory environment that promotes transparency and accountability. As a developer, we have to be accountable to property investors and buyers, meaning that we have to deliver properties on time, on price and on quality, otherwise we will be held accountable. Not every market is so transparent. Besides, Dubai will continue to attract investment into real estate. We want to be busy here in Dubai before we look beyond.

We have delivered 11 out of 15 projects announced so far, or more than 4,500 homes to buyers – many of them are still paying for the homes in monthly installments. So, we are a deliveryfocused and quality-conscious developer. The second factor that works for us is the industry leading 1 percent per month installment payment – that makes an affordable home more affordable. We championed it. A buyer, after making down payments of around 10-25%, pays 1% per month installments – to complete the 100 percent payment in about six years. But they get the delivery after paying about 50 percent of the payment. So, if you are a buyer of an apartment valued, say Dh1 million, you get your keys after paying 50 percent or Dh500,000 and move into your freehold homes – while the balance remained unpaid – and start saving your rents. Atlantis the Palm Domestic Hot Water | WME GLOBAL

A

s part of a site-wide exercise to reduce the electrical Total Connected Load (TCL) at Atlantis, The Palm – Dubai, and to help reduce the utility costs for the development, WME was appointed in 2019 to investigate the options available to reduce the TCL associated with domestic hot water production method which was operating as a simple “electric resistance heating”, requiring approximately 8.4MW of TCL for the East and West Towers. The domestic hot water project at Atlantis, The Palm was significant and complex, offering the client major energy savings estimated at between 1.4 – 1.6 million AED per year via a reduction in energy consumption of 3.9 Million Kwh. The project was successful due to equired the combined efforts of a highly engaged client team who understood the benefits and risks of the proposal, along with WME’s project engineers and support from specialist suppliers who were prepared to offer extensive technical evaluation throughout

increase the capacity from 27,400 m3/day to 65,000 m3/ day, per phase, to reach a total capacity of 130,000 m3/ day. The Directorate of Public Works (DPW) awarded the AED 210M Sharjah STP project to Metito in January 2017 and the project was handed over in November 2021.

GDA was established in July 2017 with a mandate to transform the historic district of Diriyah into an iconic and world class destination within Riyadh Province, reflecting and celebrating the rich history of the Kingdom of Saudi Arabia. Diriyah Gate is a mixed-use part of the gigaproject, with history and heritage assets at its core, enriched by entertainment, shopping, hospitality and residential elements. Diriyah and its UNESCO World Heritage Site of At-Turaif, is known for its large Adobe structures, built in the Najdi architectural style native to the region. The main elements of the contract works are the demolition of two existing motorway bridges, the relocation of major public utilities, 1.5 million cubic meters of rock excavation, the construction of a network of road tunnels, ramps and a major bridge structure, incorporating 350 thousand cubic metres of concrete and 60 thousand tonnes of steel reinforcement. At its peak, more than 1,800 people will be working on the construction site.

In conversation with Avinash Kumar, Associate Partner at Godwin Austen Johnson, on their latest project: Ladybird Nursery What are some of the most important elements of effective classroom design? Design today is about better quality and healthier spaces within all internal environments. Sustainable buildings and healthy buildings are often seen as separate entities, but we believe a sustainable building is a healthy building and, vice versa, a healthy building is a sustainable building. To date we have been able to achieve a lot of this by just being clever with the design. It doesn’t need to involve complicated or use overly expensive systems and technology, it is more about understanding and working with the local vernacular architecture air infiltration and by utilising natural lighting where possible. What did you do to create a child-scaled environment? The scale of the classrooms is governed by the age groups and the age group defines the placement and of sizes of various elements in the teaching rooms. Walls and adjoining facilities are kept to a minimum to encourage flow and avoid inhibitory barriers and we have created additional innovative learning and social spaces within the nooks and corners of the building. Small, coloured pods in the shape of small houses, have been added as storage spaces. From the initial point of entry fixtures and fittings are appropriately scaled to children’s height

and appeal to their interests – a low counter in the reception area to child-sized sinks and toilets and low shelving in the classrooms were all designed in keeping with the behaviour and user experience of the children, How do you design an innovative and sustainable building that offers the latest technology, but remains flexible enough to stand the test of time? We employ a number of both active and passive measures which is about understanding and working with the basics of architecture design and MEP services. We always focus on getting as many passive measures as possible which then gets added to the active measures. Passive design strategies are easy to adopt and, in reality, are the core strategies of any architecture design. In the Ladybird Nursery we have taken advantage of natural energy opportunities and architectural features such as roof overhangs, deeper windows, and the overall orientation of the building. Active design strategies are part of the design process when mechanical and electrical systems are integrated into the building design. Some of the measures are the use of high performance VRF units which is highly energy efficient and provides the zoned comfort with precise temperature control. All our electrical lights are LED light fittings connected to light sensors and PIR sensors. >>>

How does the design support safety and security? Education designers must balance the need to develop a child’s own selfreliance and risk taking, with health and safety. The “L” shaped plan of the building provides a protective layer to screen the activity spaces from the outside allowing the children to feel safe and secure. The building is a low-rise structure and there are no steps inside which reduces the tripping hazard normally associated with level differences. What is the building project status? What are the most crucial steps to do next? The work is progressing well and the building is at a fairly advanced stage with the MEP and second fixes being implemented and the walls and partitions taking shape. As with all projects the coordination of all internal services is an ongoing task and crucial for the overall project. What challenges did you encounter during design and how did your team address those challenges? Early learning settings today are characterised by entirely new concepts of learning and usage and can be inherently difficult to reconcile. From the outset we wanted to create an open

space with open-plan classrooms which are screened to an extent but still give an unrestricted feel. Achieving this was a challenge as we wanted to achieve an overall open feel but with spaces clearly defined. The use of high rated acoustics ceiling and wall absorption panels is helping us to mitigate the noise levels which is a requirement in all schools. The team did some sound simulations to arrive at different figures which helped in designing the ceiling and wall panels. What’s next for you in terms of the design principles that promote healthy activity and wellness for young students? While we cannot predict what changes might be required in the future we do try to future-proof as much as we can to ensure the spaces are as flexible as possible to allow for possible adaptions. Alongside that is the need to maintain healthy indoor spaces. Air quality has been at the forefront of our design as research shows this affects the learning environment and wellbeing of students. Similarly, ventilation, lighting and acoustics are also the key. For this project all our finishes are VOC free and we are exploring materials such as improved wall finishes, paints and ceiling materials that aid in improving the air quality.

Personally, I have 35 years’ experience working within Caesars Entertainment and on the High Roller in Las Vegas, and we spent huge amounts of time there on consumer experience development – what did they like, what did they react to, what didn’t they like? So, we bring huge amounts of learning to this project. Of course, the Dubai consumer has its own wants and needs so a lot of time will be spent gathering

consumer feedback here to constantly update and evolve the experience. We know a huge element will be variety, and we will work hard to deliver on that. Ain Dubai is designed to deliver a different perspective each time so our visitors can enjoy it time and time again – we can guarantee you will never have the same experience twice when you fly Ain Dubai. Can you tell us what excites you about taking on this role at Ain Dubai? Abdulrahman Abdulmohsen AlFadley, Saudi Arabia’s Minister of Environment, Water and Agriculture, ACWA Power, a leading developer, investor and operator of power generation, desalinated water and green hydrogen plants, celebrated Rabigh 3 IWP, the world’s largest desalination plant. Located in Saudi Arabia, the project was feted in a ceremony which included senior officials from the Ministry, government officials from the Rabigh governorate and executives from the Saudi Brothers Commercial Company and Saudi Water Partnerships Company. “Rabigh 3 meets the clean water needs of one million housing units in Makkah and Jeddah, and ensures a sustainable and reliable supply of water for citizens and residents of these growing cities and its neighbouring villages. This will ensure the water security of many residents, along with pilgrims that this region welcomes during the holy month of Ramadan and the Hajj season. This project is remarkable because it is the largest of its kind using reverse osmosis technology in the world, with a production capacity of 600,000 cubic metres of desalinated water per day, setting a global record in the Guinness World Records™ for its unprecedented capacity. It also brings in investment to the region as the project cost is at SAR 2.6 billion (US$750 million).” Developed with Saudi Brothers Commercial Company (SBCC), Rabigh 3 IWP

project is the first desalination plant of its size in the private sector. The project has deployed a 100% Saudi workforce and will continue to create new employment opportunities for local talent. Furthermore, the project will continue to contribute towards enhancing local content capabilities by utilising local manufacturing to meet relevant needs. Mohammad Abunayyan, Chairman of ACWA Power, said: “We extend our sincere gratitude to His Excellency the Minister for his patronage and support of the global achievement of Rabigh 3. This milestone is a result of the strategic goals of Saudi Arabia’s Vision 2030, which outlines the advancement of the water desalination sector in the Kingdom. Khaled Alqureshi, Chief Executive Officer, SWPC, said, “Rabigh 3 IWP is unique compared to other independent water projects in Saudi Arabia. It is the first IWP after the second round of public private partnership when the SWPC became the principal buyer of water. It is the biggest seawater reverse osmosis plant in the region and first time we put an energy cap of 3.5 kilowatt per hour, which reduces the energy consumption and in turn reduces the entire desalination sectors average tariff by 30-40%, resulting in a reduced overall carbon emission. The Kingdom of Saudi Arabia since 1971 has been the living laboratory of large-scale desalination and keeps shining brightly with innovation in energy strategies and reduction of water production costs. The company commenced its journey with the Shuaibah Expansion IWP launched in the fourth quarter of 2009, supplying 150,000 cubic metres of water per day. This facility was the first project of its kind at the time to deploy reverse osmosis technology with a production capacity at this scale. Since then, ACWA Power has continued to harness reverse osmosis technology and developed its capabilities to maximise production capacities, resulting in the development of the 600,000 cubic metres per day Rabigh 3 IWP.

ith the launch of eight new 500 and 600 Series compact loader models, Bobcat is looking to further strengthen the company’s number one position in the Middle East and Africa (MEA) market with a complete portfolio of 15 models. As well as the best-selling S550 and S630 models, the eight new machines include the S510/ S530/S570/S590 and S630/ S650 skid-steer loaders and the T590 compact track loader, All of the new models are manufactured at the Bobcat compact equipment plant for MEA in the Czech Republic. The new 500 and 600 Series loaders provide operators with increased performance, enhanced comfort and optimised maintenance requirements to maximise job site efficiency. They are designed to continue the success of the Bobcat range globally, where nearly one out

of every two skid-steer loaders on the market is a Bobcat machine. Gaby Rhayem, Regional Director Middle East and Africa at Doosan Bobcat EMEA, said: “The new 500 and 600 Series introduce a fresh look for our marketleading loaders in MEA. In the new S510 and S530 models, the compact size is maintained but customers also benefit from the higher torque and performance of a new Interim Tier 4 engine.
