Should I build new or buy established?

It can be one of the most difficult decisions to make when it comes to your dream home. And with a lengthy pros and cons list for each, it’s easy to become confused.

Is it better to purchase a ready-built property in an established suburb, complete with landscaping, so you know what you’re buying and can move straight in? Or is it worth delaying gratification to build a brand new, energy-efficient home customised to your family and lifestyle?

While the answer will depend on your family, finances and goals, our Regional Sales Manager, Melissa Ramos, examines some of the benefits of building a new home.

Building new ensures you can pick a ready-made floorplan that suits your family – both now and into the future. ‘Four-bedroom, two-bathroom, open plan living, and double garage homes are the most popular floorplans for growing families,’ says Mel. ‘We also offer an array of different design options for each floorplan, such as adding a butler’s pantry, guest bedroom or powder room.’

‘Being so involved in creating your floorplan and interior design is an exciting process and allows families to put their unique stamp on their forever home,’ says Mel.

However, it’s important to note that building new is a more time intensive option than buying established – you can’t move in right away. If land is a consideration, you may also be able to find a larger lot by looking at established properties.

2. Lower your maintenance costs with a new home

Peeling paint is one thing – electrical wiring issues, a new hot water system or a crumbling roof are another. With a new home, you can avoid many of the maintenance costs associated with an older, established home.

‘Many of the homes found in established areas were built more than 40 years ago, meaning it can be both expensive and stressful to repair any foundational issues,’ says Mel.

‘Our customers often crunch the numbers and find it’s cheaper in the long term to build a brand-new home, with the advantage of modern technology and durable materials.’

3. New homes are more energy efficient

Because of recent improvements in building know-how and tech, building a new home can mean more affordable energy bills. ‘We educate clients on the orientation of their block and home to ensure their design is maximising sunlight throughout the living spaces,’ explains Mel.

‘New builds also come with insulation to help achieve the required minimum energy rating. We offer our customers the option to build their home with Hebel – a concrete-style product that aids insulation – rather than brick. All of this helps to cut heating and cooling costs and can diminish your need to turn on the lights.’

4. Build warranties provide peace of mind

While you’ll conduct a thorough inspection of an established home before signing on the dotted line, there’s no guarantee you won’t run into problems three to six months down the track.
