The seaside village location of this charming dog friendly cottage, 600m away from the beach means that it is perfect for a week away with the dogs!  Easy access to the huge beach with a village pub, tea room, takeaway, bakery and shop.  Plenty of choices on your doorstep!  Short breaks are available for much of the year.

About the property

All about the inside:

Enter into…
The hallway: A really good size and welcoming hallway with a cupboard exclusively for dogs accessories and plenty of room for boots and shoes too. There is a cupboard unit for more storage and there is a choice of local leaflets and guides for you too.  Laminate flooring throughout.

Kitchen:  A beautifully styled galley kitchen, with wooden worktop and very well fitted out with plenty of crockery and cutlery.  Fitted oven plus an electric hob, dishwasher, microwave, washing machine, and a fridge all fitted in.  There is an additional fridge/freezer in the outside shed with a good amount of space in both.  Ideal for raw feeders. Tiled flooring for easy cleaning.

Shower room:  Just off the hallway, fully tiled and fitted, with shower, toilet and heated towel rail.

Open plan living/dining area: The two sofas provide plenty of seating in this bright and airy room with laminate flooring. There is a flat screen TV with access to Netflix, Prime etc or switch it off and enjoy the good selection of games.  The seaside theme here is really lovely with lots of homely touches and seaside photos.  The dining table seats 6 very comfortably and the floor is solid all the way through. All restful colours and lots of light. Perfect to come home to after a day on the beach!

Conservatory: with views and doors opening onto the rear south facing courtyard.  Sit on the leather sofa here and there are a pair of traditional grandfather chairs to relax in too. Laminate flooring.

Upstairs:  There is a door that opens up to the stairs from the living area – traditional cottage style so steep and with a 45 degree turn but they are carpeted and have a hand rail to make getting up and down them easier. These lead to a hall way with a dressing table and views to the rear garden as well as access off to the bedrooms.

Bedroom 1: There is a king size bed in this lovely light room with plenty of storage space, hooks for hanging, a full length mirror and carpeted floor.

Bedroom 2: Two single beds with wooden frames and brand new memory foam mattresses, hanging space, bedside tables and lamps. Carpeted floor.

Upstairs Bathroom and  shower room: Modern and very well fitted bath and shower cubicle with toilet and sink.

All about the outside:

The fully enclosed garden has a decking area with garden furniture and a secure garden shed for guest use. This contains the BBQ and a freezer (ideal for raw dog feeders), travel cot, high chair and dog crates (if needed) and provides a great storage for any seaside equipment. There are 5ft+ high solid fences to one side and the back. Along the other side is a tall evergreen hedge with mesh bedded within it to stop small dogs getting through. There is an outside boiler room ideal for drying wet suits and beach gear.

You can relax knowing you are not overlooked anywhere in the garden.

Parking:
There is room for one car right in front of the cottage, off road and another can be parked very nearby in the off road pull in area.

Will this property suit my dogs?

There are no dogs or people that can be seen from the cottage or garden.  There are neighbours but they are elderly and the walls of the cottage are very thick! You will find other dogs being walked along Beach Road but there is plenty of room on either side of the road and then there is the beach at the end of course! The courtyard garden is very secure.  Once on the beach dogs are allowed off lead year round and you can walk for miles in either direction.

Please note:

  • The cottage is a non smoking property.
  • Please do ensure that you consider our elderly neighbours by keeping dogs from barking unnecessarily or left alone if possible.
Your co-operation in this is much appreciated.
  • Most supermarkets deliver here and we can take in your delivery before you arrive.  Please ensure it is booked between 10 and 2.
  • Newly fitted central heating system throughout.
  • Electric car, bike or scooter charging is NOT available at this property.
  • Crates:  We would prefer that your dogs are not left alone in the property unless you are 100% confident that they will not get stressed.  If they are crate trained and you would like to use a crate, please do ask us – we have a medium size one here at the cottage and ERC can provide other sizes for free.  We know how bulky they are to pack!

Accessibility

As the cottage is a traditional Norfolk older style property, it is not always going to be suitable for all guests with mobility issues.  There is plenty of room in the living area and a downstairs bathroom as well as one upstairs.  The stairs are traditional, narrow and with a turn in them but carpeted and with handrails.  The property does not cater specifically for mobility, audibly or visually impaired guests but please do contact us if you would like to know more – hello@eastrustoncottages.co.uk.
