There is a great traction among property and apartment buyers towards Mysore Road. With many projects from budget to premium coming up on Mysore Road, the eyes of investors as well as home buyers are now heading southwards. Property developers say that the key infrastructure projects on Mysuru road will propel the realty growth.
The advantage of Mysore Road home is that one can travel to any place in Bengaluru quite quickly due to NICE Road, Metro and train. On the other hand, the new 10-lane road to Mysuru will help people move to other nearby cities in a hassle-free manner.
Currently, the big plus point for buyers are the extension of the Metro network on Mysore Road and added new stations like Nayandahalli, RR Nagar, Jnana Bharati, Pattangere, Kengeri Bus Terminus and Kengeri.
The BMRCL will also be adding a seventh station where the Challaghatta Metro depot is located. The new station located across NICE Road will help people to commute to other parts of the city as well.
Meanwhile, the Bengaluru-Mysuru section work has gathered pace and is now estimated to be completed by Dasara this year. The works have been divided into two phases; Bengaluru-Nidaghatta has seen 51 per cent of completion of work while the Nidaghatta-Mysuru portion has only seen 30 per cent completion.
A 4.22 km flyover is being built near Panchamukhi Ganesha temple. The Bengaluru-Mysuru section will have 53-km of Greenfield roads in the form of bypasses; Bidadi (7 km), Ramanagara-Channapatna (22 km), Maddur (7 km including 3.5 km of elevated highway), Mandya (10 km) and Srirangapatna (7 km). A new lay-bye with amenities will be created at Ramanagar bypass road.
The toll booths will come up at Kumbalgodu and Srirangapatna. The authorities have also identified 69 junctions along the highway which will see 50 underpasses and 19 flyovers so that there are no crossings at grade junctions. When this project was announced in 2018, the cost was estimated at Rs 6,400 crore and now it has been revised to Rs 8,066 crore.
