Why Sell Your Amarillo House As A For Sale By Owner?
This may sound silly to you but I hired a Realtor to sell my house. At the time I lived in Florida and I had my plate very full with my mortgage business, my family, and many groups that I was involved in. I decided that a Realtor could do a better job than I could. Remember, too, that I had been in the real estate industry for many years before this.
At the time, I was a full-time Mortgage Broker and I wasn't as up on the market as I felt like I should have been to do a good job. I was an excellent Mortgage Broker helping hundreds of people make their dreams come true. They weren't buyers for my house, though, so I knew that I didn't have a list of buyers and I didn't have the time to create one.
In my mind I thought that I had an idea of what I should get out of my house. When I met with the Realtor I shared that information and she totally disagreed. As a matter of fact, she told me to raise the price $20,000. Go figure. What do I know?
She put a sign in the yard and in the Multiple Listing Service and then attacked her list of buyers. My house was under contract at a full price within a week. We hadn't expected that to happen that quickly so we had to find something fast. I shared what I was interested in and she found what we wanted and was able to negotiate the price downward $15,000 for us.
Let's recap. I listed my house with a Realtor and then I bought a house through a Realtor. She saved me $35,000. I learned a lot from that experience.
I am now a full-time real estate agent and I am on top of the market and keep my eye out for good deals. My goal is to save my clients thousands of dollars, too.

FOUR TYPES OF BUYERS
There are four types of buyers. If you want maximum exposure in selling your house, you need access to them all.
#2 These are the buyers who have never bought a house or have bought one and now need to sell and buy another one. They need hand-holding because this is a new experience to them and they really have no idea how to start.
#3 These buyers are looking for a deal. A FSBO sign is like a bone for a dog. They will come in and offer you half price.
#4 These buyers are not really buyers at all. They are what we call lookie loos. They only want to see your house to look for decorating ideas. Even worse, they could be "casing the joint" for a return visit.
#1 We have access to hundreds of houses for sale and can easily make appointments to see on short notice.
#2 We have been through the process many times and can easily walk someone through the entire transaction.
#3 We will always submit any offers to our sellers, however, investors rarely come to us with 1/2 price offers because they know we aren't going to encourage our sellers to accept such an offer. We know the real value of your house.

One of the things that I find most interesting about these statistics is that Realtors actually are able to get 19% more money for a house than a For Sale By Owner. If the typical real estate commission is 6% that means that I can pay for myself and get you an extra 13%!
